The initial phase utilizes a rigorous "Site Identification" protocol to secure high-yield land positions.

• Regulatory Navigation: Technical proficiency in managing rezonings, Planned Unit Developments (PUDs), and subdivision approvals allows us to unlock value in complex regulatory environments.

3. Phase II: Master Planning, Design, and Engineering

4. Phase III: Horizontal Site Development & Infrastructure
Horizontal execution transforms raw land into finished pads. Our approach focuses on both initial construction and the strategic maintenance of managed assets.
Concrete & Asphalt: Surface and Subsurface Work
• Infrastructure Installation: Asphalt installation, concrete sidewalks, curbing, and ADA-compliant pathways.
• Strategic Maintenance: High-margin rehabilitation tasks including milling, seal coating, striping, and signage to preserve asset value.
Excavation & Utilities: Erosion & Drainage
• Structural Erosion Control: Installation of Geo Web systems, retaining walls, sea walls, and rip-rap replacement.
• Subsurface Infrastructure: Trench drains, sanitary pipe replacement, pipe sleeves, and lining.
Storm Water Maintenance & Repair

Disaster Recovery Lifecycle
1. Mitigation: Site containment, structural reinforcing, shoring, building shrink wrap, and debris removal.
2. Restoration: Standing water removal and asset recovery. This stage incorporates insurance-grade rigor, including Moisture Measurement & Damage Records Created and Final Clearance Testing to ensure environmental compliance.
3. Repair: Full-scale reconstruction of structural framing, roofing, HVAC, and electrical systems.
